- Property use & building type: Each lot is for single-family, non-transient residential use only. One dwelling per lot, minimum 1,200 sq ft enclosed area, max 2.5 stories, with a two-car garage. Home offices allowed if no external signs or customers.

- Pets: No more than three dogs, cats, or common household pets per lot. Pets causing noise, nuisance, or danger must be removed within 10 days of notice. Pets must be leashed outside fenced areas.
- Parking & vehicles: No overnight street parking of trailers, RVs, boats, commercial vehicles, or motorcycles. Passenger vehicles (including SUVs and light trucks without commercial markings) may park in driveways. Temporary non-recurrent parking allowed up to 48 hours. No major vehicle repairs on lots.
- Assessments & fees: Annual assessments start at $500 per lot (max) until the year after the first lot sale, then can increase up to 10% per year without a vote. Special assessments require a 2/3 vote. A $300 working capital fee is due from new owners at closing. Delinquent assessments accrue 10% interest and late fees.
- Signs & antennas: One 'For Sale' or 'For Rent' sign per lot, max 4 sq ft and 4 ft high, on a post up to 5.5 ft. No other signs without ARC approval. Satellite dishes up to 1 meter allowed if screened and not visible from street, unless it prevents signal reception.
- Fences & outbuildings: Fences require ARC approval; uncoated chain link and barbed wire prohibited. Outbuildings must match the dwelling's materials, be behind the rear wall, and meet setbacks. Above-ground pools prohibited; in-ground pools require ARC approval.
