- Site coverage & impervious surfaces: Each lot has a maximum built-upon area (BUA) of 4,600 sq. ft., including structures, asphalt, concrete, gravel, brick, stone, slate, coquina, and parking areas, but excluding open wood decking and swimming pool water surfaces. This limit is tied to a state stormwater permit and cannot be changed without state approval.
- Stormwater drainage requirements: All runoff from built-upon areas must drain into the permitted stormwater system, either via roof gutters draining to the street, grading the lot toward the street, or grading perimeter swales toward the pond or street. Lots that naturally drain into the system are exempt from additional measures.
