- What you own & maintain: You own your lot and dwelling and are responsible for maintenance, landscaping, and stormwater improvements on your lot. The association maintains common areas, private streets, and utility infrastructure.
- Assessments & fees: Annual assessments start at a maximum of $2,000 per lot during developer control, can increase up to 20% per year by board vote, and beyond that only with 67% owner vote. A working capital assessment equal to two months' estimated annual assessment is due at closing. Special assessments for capital improvements require 67% owner approval.
