- What you own & maintain: You own your lot and single-family home. The association owns and maintains the common areas (roadways, stormwater facilities, etc.). You must keep your yard neat and maintain your own home exterior.
- Architectural review: Any new building, fence, or exterior change requires written approval from the board or an architectural committee. Plans are deemed approved if no decision within 30 days. Minimum heated floor area: 1,200 sq ft (one-story), 1,400 (1.5-story), or 1,600 (two-story). Exterior must be hardiboard (not vinyl, except soffits). Setbacks: 25' front, 20' rear, 8' interior side, 12.5' corner side. Height limit: 35 feet. Construction must be completed within 12 months.
- Assessments & fees: All lot owners pay annual assessments for common area expenses plus a working capital fee at purchase. Assessments can increase up to 10% per year without a member vote. Special assessments for capital improvements require 2/3 owner approval. Unpaid assessments accrue 12% annual interest and become a lien on the property.
- Use restrictions: Lots are for single-family residential use only. No businesses, noxious activities, or temporary structures (trailers, tents) allowed. Inoperable vehicles must be removed. Boats, campers, and RVs cannot be stored in yards unless out of sight in a garage. Pets (dogs, cats) allowed but must be leashed and not for commercial purposes. No outside antennas without approval. Exterior lights must be clear or white. Mailbox and paper box designs must be approved.
- Parking & vehicles: Each lot must provide off-street parking for at least 2 cars (concrete, brick, or asphalt). On-street parking is for guests only. No inoperable or unregistered vehicles allowed on the premises.
- Stormwater & environmental rules: Each lot is limited to 3,750 square feet of impervious surface (buildings, driveways, etc.). A 50-foot vegetative buffer must be maintained adjacent to surface waters. These restrictions cannot be changed without state approval.
- Dispute resolution: Disputes between lot owners that cannot be resolved within 60 days must go to arbitration under the Federal Arbitration Act. The arbitrator cannot award punitive damages.
