Cottage Point is a low-density residential subdivision in Bolivia, NC, governed by stormwater-related deed restrictions and protective covenants required by the State of North Carolina. These rules bind all lot owners and are designed to ensure ongoing compliance with a state stormwater management permit.
- Stormwater & drainage restrictions: Alteration of drainage as shown on the approved plan is prohibited without state concurrence. Filling or piping of vegetative conveyances (ditches, swales) is strictly prohibited except for average driveway crossings. Each lot must maintain a 50-foot-wide vegetated buffer between all impervious areas and surface waters, and all roof drains must terminate at least 50 feet from the mean high water mark.
- Built-upon area limits: Each lot has a maximum allowable built-upon area (impervious surface) as specified in a table: 4,600 SF for some lots, 4,300 SF for others, and 4,000 SF for others. Built-upon area includes structures, asphalt, concrete, gravel, brick, stone, slate, and coquina, but excludes raised open wood decking and the water surface of swimming pools.
- Curb outlet swale maintenance: Each designated curb outlet swale must be maintained per approved plans: minimum 100 feet long, 3:1 side slopes or flatter, longitudinal slope no steeper than 5%, trapezoidal cross-section with minimum bottom width of 2 feet, and dense vegetated cover. Filling, piping, or altering these swales is prohibited.
