Marina at St. James Plantation is a condominium community in Southport, NC, consisting of wet slip boat slips (and potentially dry stack and commercial units). You own a slip unit and share ownership of the common elements (docks, pilings, etc.) with other owners. The association maintains the common areas and enforces rules designed for a working marina environment.
- What you own & maintain: You own a Wet Slip Unit (a defined water/air space) and an equal allocated interest in the Common Elements. The association maintains the docks and other common areas; you are responsible for your boat and its compliance with rules.
- Boat use & restrictions: Each Wet Slip Unit is limited to one self-propelled, noncommercial pleasure boat (plus tender). No live-aboards: overnight stays on a boat are limited to 14 consecutive days. No houseboats, floating homes, or seaplanes.
- Leasing & rentals: Leasing of units is allowed but subject to the Declaration. Owners must notify the association of any lease, providing lessee info and boat details. Leases must comply with all rules.
- Pets & animals: Animals must be leashed at all times within the condominium. They cannot be tied to docks or dock boxes and must be kept under control or on board the owner's boat. Owners must clean up after their animals.
