Silver Sands is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Restrictions recorded in 1971. These covenants run with the land and apply to all lot owners, requiring residential use and setting standards for construction, setbacks, and maintenance.
- Permitted use: All lots are for single-family residential purposes only. No trailer, mobile home, tent, shack, or temporary structure may be used as a residence.
- Construction & exterior standards: Residences must be at least 900 square feet (exterior brickwork, excluding porches, garages, etc.). Exteriors must be conventional frame or clay brick; concrete block, concrete brick, asbestos siding, cinder block, and composition tar paper are prohibited.

- Signs: Only one sign of up to 5 square feet advertising the property for sale or rent is allowed, plus builder signs during construction and sales.
- Water & sewage: Lot owners must use the community water system for household use. A separate outdoor water system requires written approval from Cape Fear Utilities, Inc. Sewage disposal must comply with North Carolina State Board of Health regulations.
- Nuisance & maintenance: No noxious or offensive trade or activity is allowed. Domesticated farm animals and fowls are prohibited. Yards must be properly maintained; unsightly inoperative junk cars and similar eyesores are not permitted.
- Architectural review: All building plans must be approved before construction by the developer or an appointed agent.
- Duration & amendment: These covenants run for 20 years from December 1971, automatically renewing for successive 10-year periods unless a majority of lot owners vote to revoke or amend them.
