Shield's Place is a planned community of single-family homes in Wilmington, NC, governed by a homeowners association (HOA). The rules apply to all lot owners and are designed to protect property values and maintain the community's appearance.
- What you own & maintain: You own your lot and home. The HOA owns and maintains common areas (e.g., open spaces, stormwater facilities) and may enter your lot to maintain easements. You must maintain your lot and home to the HOA's satisfaction, or the HOA can do it and charge you plus a 15% fee.
- Assessments & fees: Annual assessments are set by the HOA and can increase each year without a vote. Special assessments for capital improvements require 2/3 member approval. A $200 working capital fee is due at closing. Unpaid assessments accrue 18% annual interest and become a lien on your property.
