Harbor View Townhouses is a small condominium community in Wrightsville Beach, NC, consisting of just two units in a single building. This document is the full Declaration of Covenants, Conditions, Restrictions, and Unit Ownership, plus the Association's Bylaws and initial Rules and Regulations. It binds unit owners and occupants.
- What you own & maintain: You own your individual unit (either the lower or upper unit, each about 1,500 sq ft) and an undivided one-half interest in the common areas. The association maintains the common elements (roofs, foundations, land, docks, etc.), while each owner is responsible for all maintenance and repairs inside their own unit, including structural items.
- Leasing & rentals: You may rent your entire unit, but you cannot rent individual rooms. Leases must be for the whole unit. There is no stated minimum lease term in this document.
- Pets: No birds or animals are allowed unless the Board of Managers gives written permission. Even if permitted, dogs must be carried or on a leash in public areas, and the owner must indemnify the Board for any loss or liability caused by the animal.
- Use restrictions: Units may be used only as residences for a single family. No business, trade, or profession may be conducted on the property. No 'For Sale' or 'For Rent' signs or advertising are allowed. You cannot make exterior alterations or paint the exterior without Board consent.
