Sago Bay, Phase 2 is a single-family residential subdivision in Wilmington, NC, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs). These rules apply to lot owners and residents, focusing on residential use, architectural standards, and property maintenance.
- Residential use & structures: All lots are for single-family residential use only. Only double-wide mobile homes, modular, panelized, or site-built homes are allowed. No temporary structures, tents, or barns are permitted. Only one home per lot, and the dwelling must be the first structure placed on the lot.
- Architectural review & construction standards: All building plans, exterior colors, site plans, and landscaping must be approved in writing by the Developer (C & T, Inc.) before construction. Minimum front setback is 50 feet. Construction must be completed within one year, and curtain walls installed within 90 days. - Landscaping & exterior features: Front yards must be sodded or landscaped with sprinkler systems. Driveways and sidewalks must be concrete or asphalt. No clotheslines without Developer approval. Vegetable gardens must be to the rear of the dwelling. Mailbox and newspaper receptacles require prior approval for uniformity.
- Signs & antennas: No signs or billboards except name plates or for-sale/for-rent signs not exceeding 5 square feet. No television satellite dishes or outside antennas without Developer approval.
- Stormwater & impervious surfaces: No more than 4,945 square feet of any lot may be covered by structures or paved surfaces (including walkways and patios) to comply with state stormwater runoff rules.
