- What you own & maintain: You own your unit's interior, including mechanical equipment, cabinets, fixtures, and outdoor light fixtures on your unit's exterior walls. - Leasing & rentals: You may lease all or part of your unit, but leases must be in writing and for a term of 30 days or more. Leases must state they are subject to the declaration, bylaws, and rules, and that noncompliance is a lease default. Copies or required information must be filed with the association.
- Alterations & changes: You may make interior alterations that don't impair structural integrity or mechanical systems without permission. Structural alterations, exterior changes (painting, antennas, window units, etc.), and anything altering the building's appearance require prior association approval.
- Right of entry: The association may enter your unit immediately in an emergency. For routine maintenance of common elements, entry is allowed at reasonable times with reasonable notice.
- Unit boundaries & recombination: Unit boundaries are the walls, floors, and ceilings as shown on the plans. Adjoining units may be recombined or boundaries relocated with board approval, but no unit may be smaller than 1,500 square feet.
- Common elements & limited common elements: Common elements (e.g., walkways, parking areas, utility lines) are owned by all unit owners as tenants in common and cannot be partitioned. Limited common elements (e.g., balconies, patios, exterior doors/windows) are for exclusive use of one unit. Reallocation of limited common elements requires unanimous consent of affected owners and board approval.
