What Parmelee Isles's governing documents say
Parmelee Isles is a single-family home subdivision in Wilmington, NC, governed by a 1955 Declaration of Restrictions. The rules apply to all lot owners and residents, requiring residential use and setting standards for building size, setbacks, and design approval.
- Land use & building type: All lots are for residential use only. Only one detached single-family dwelling per lot, no more than two stories (excluding foundation piling). No trailers, tents, shacks, houseboats, boat houses, garage apartments, or other outbuildings may be used as residences.
- Setbacks & lot lines: Buildings must be at least 25 feet from the front street line, 7 feet from side property lines, and 10 feet from the waterfront lot line on waterfront lots.
- Lot subdivision: No lot shown on the official subdivision plan may be resubdivided or split unless each part becomes part of a whole lot.
- Architectural review: Design and location of all buildings, piers, wharves, and boat houses must be approved by the developer (or their heirs/assigns). If no decision within 10 days of submission, approval is not required, but the structure must harmonize with existing structures. Minimum interior area of any dwelling is 1,200 square feet (excluding porches and garage), and exterior walls and roofs must be fire-resistant material.
- Waterfront structures: Piers, wharves, and boat houses are permitted on waterfront lots, but their design and location are subject to architectural review.
- What this document doesn't cover: This excerpt does not address leasing/rentals, pets, parking, assessments, or an association structure. It is a partial document from 1955, and later amendments or additional governing documents may exist.
