Hanover Park is a single-family home community in Wilmington, NC, governed by recorded property restrictions that apply to all owners, renters, and visitors. The rules focus on property upkeep, vehicle storage, noise, and business prohibitions.
- Business & commercial use: No business may operate on any lot. No yard sales are allowed.
- Vehicles & parking: No mechanical work beyond changing a flat tire. All vehicles must be licensed and inspected. No storage of unlicensed vehicles, boats, trailers, motorcycles, or motor homes. Boats and trailers must have current license and inspection. If owned, they must be placed on the northwest corner of the lot.
- Yard maintenance: Lawn must be cut every 15 days. Yard must be kept clean of debris and anything that detracts from appearance. The developer may cut and bill the owner if not done.
- Trash & garbage: Garbage cans must be standard 30-gallon, brown or green, with tight-fitting lid. No plastic bags. No burning or burying trash. Trash cans must be picked up on collection day. Non-regular trash must be removed within 3 days.
- Noise & nuisance: No loud noise from humans, animals, electronics, or other sources that disturbs neighbors. No shooting or harassing. Children must be supervised and not disturb neighbors.
- Pets & animals: No horses. No more than three animals of any kind. Animals must not disturb neighbors by excessive barking or other disturbance.
- Structures & improvements: Mobile homes must be underpinned within 60 days, with underpinning matching the home color, and must be no more than 5 years old. Driveway must be installed within one year of home installation, made of fine rock, asphalt, or concrete, leading to a 26x26 foot concrete pad. Any garage must be attractive and match the home's color scheme. No building smaller than a one-car garage. No signs allowed. No satellite dish or other items that distract from lot appearance.
- Enforcement & inspections: The developer reserves the right to enter property for inspection. Violations may result in court action by neighbors, park management, or owner.
