- What you own & maintain: You own your lot and townhouse unit. The association handles exterior maintenance (roofs, gutters, exterior surfaces, decks, landscaping) except for glass surfaces and courtyard landscaping. Damage caused by your negligence is charged to you.
- Party walls: Walls between units are party walls. Repair costs are shared proportionally by the owners who use the wall. If you cause damage, you bear the full cost.
- Architectural review: No exterior changes (buildings, fences, additions) may be made without written approval from the board or an architectural committee, to ensure harmony with surrounding structures.
- Use restrictions: Lots are for residential use only. No inoperable vehicles, boats, campers, or trailers allowed. Pets (dogs, cats) are allowed but must be leashed and not a nuisance; the board can expel problem pets. No 'For Sale' signs or outside antennas without permission. Window coverings visible from outside must be white or neutral unless approved.
- Assessments & fees: Annual assessments are set by the board, with a maximum increase of 5% per year without a membership vote. A working capital fee equal to two months' estimated assessment is due at closing. Special assessments for capital improvements require a 2/3 vote of each membership class. Unpaid assessments accrue 12% interest and become a lien on the property.
- Leasing & rentals: Owners may lease their unit, but leases must be for at least six months. Tenants have the right to use common areas as delegated by the owner.

Premiums are paid by owners as an additional assessment. Proceeds are used for repairs; any surplus may be distributed or retained by the association.
