New Hanover Medical Park is a private medical office park in Wilmington, NC, governed by a homeowners' association (New Hanover Medical Park Owners' Association). It is designed for medical and certain related professional uses, with 12 lots owned in fee simple. The rules bind lot owners and their tenants, and the document is a full set of covenants, conditions, and restrictions (CC&Rs).
- Permitted uses: Lots 1, 3, 4, 5, 6, 11, and 12 allow medical offices, clinics, labs, and related uses (e.g., chiropractors, dentists, law offices, residential units within a principal use). Lots 2, 7, 8, 9, and 10 are limited to health services, doctors' offices, clinics, labs, and similar professional uses. No noxious or offensive activities are allowed.

- Subdividing & replatting: Lots may not be subdivided or boundary lines changed without the Declarant's written consent. The Declarant may replat two or more lots.
- Association membership & assessments: Each lot owner automatically becomes a member of the Association. Annual assessments are set by the Board and may increase up to 10% per year without member vote; larger increases require a 2/3 vote. Special assessments for capital improvements require a 2/3 vote. Assessments are a lien on the lot and a personal obligation of the owner. Unpaid assessments accrue interest at 1.5% per month.
- Common elements & maintenance: The Association owns and maintains common elements (e.g., streets, walks, fences, entrance signs). Owners have an easement to use common areas, subject to Association rules and suspension for nonpayment or rule violations.
