Pointe Santa Maria is a single-family home subdivision in Wilmington, NC, governed by a homeowners' association (HOA). These restrictive covenants run with the land and bind all lot owners, covering property use, assessments, architectural control, and shared amenities like common areas and a pier with boat slips.
- What you own & maintain: You own your lot and the home built on it. You must maintain your property in good repair, including drainage ditches, and clear debris within 90 days after fire or casualty. The HOA owns and maintains the common areas (nature trails, walk trails, docks, piers, boat ramps, streets, utilities).
