Parkwood Estates is a single-family home subdivision in Wilmington, NC, governed by a homeowners association (HOA). These restrictive covenants run with the land and bind all current and future lot owners. The rules cover residential use, building standards, setbacks, pets, and annual HOA dues.
- Residential use only: Lots may be used only for residential purposes. No commercial trade, noxious activity, or nuisance is allowed. Temporary structures, trailers, mobile homes, tents, and garage apartments are prohibited as residences.

- Vehicles & parking: No inoperative junk cars or eyesores may be kept on any lot or street. Fences or obstructions cannot extend nearer the street than the rear line of the main dwelling.
- Maintenance & debris: All buildings must be kept in suitable repair. After fire or casualty, debris must be cleared within 90 days. No dumping of rubbish; trash must be kept in sanitary containers. Yards may be cleaned by the county at owner's expense if not maintained.
- Signs: No signboards except 'For Sale' signs no larger than 2 ft by 2 ft.
- HOA dues & assessments: Annual dues are collected on January 1st, with notice sent by December 1st. Owners may bring legal action to enforce covenants or recover damages.
