The association maintains common properties (e.g., stormwater pond, landscaping) and provides exterior maintenance for each unit, including roofs, gutters, exterior surfaces, trees, and shrubs, but not doors, windows, window screens, frames, rear decks, or glass surfaces.
- Assessments & fees: All owners pay annual assessments, which are equal for all lots. Special assessments for capital improvements require a two-thirds vote of members. Assessments are a lien on the property; late payments incur 18% annual interest and a $15 monthly late fee. A working capital contribution equal to two months' estimated assessment is due at closing.
