What Cameron Trace Subdivision's governing documents say
Cameron Trace is a standard single-family home subdivision in Wilmington, NC, governed by a homeowners' association (HOA). Every lot owner automatically becomes a member of the HOA and must pay assessments. The rules cover residential use, architectural controls, parking, pets, and road maintenance.
- What you own & maintain: You own your lot and dwelling unit. You must maintain your lot and unit at your own expense, including repairs and exterior upkeep. The HOA maintains common areas, roads, and stormwater measures.
- Architectural review: Any exterior change—including paint, fences, windows, or additions—requires prior written approval from the Architectural Control Committee. Plans must be submitted showing design, colors, and location.
- Parking & vehicles: No trailers, RVs, campers, or trucks over 3/4 ton may be parked outside a closed garage. Operative vehicles are limited to 4 per lot. Inoperative vehicles must be garaged with the door closed. Boats and boat trailers must be kept in a fenced backyard, not visible from the street.
- Pets: Up to 3 domesticated household pets per lot. Pets must be kept on a leash when outside the unit or lot. No tethering or staking. Owners must clean up after pets. The HOA may regulate size, number, and type.
- Leasing & rentals: The document does not restrict leasing terms or require HOA approval for rentals. However, all tenants must comply with the rules.
- Assessments & fees: Initial working capital assessment of $200 per lot at purchase. Regular assessments start at $318 per lot per year, paid biannually ($159 each in January and July). Special assessments may be levied. Late fees and 8% interest apply on delinquent amounts.
- Use restrictions: Lots are for residential use only. No businesses, except home offices that don't increase traffic or disturb neighbors. Minimum dwelling size: 1,500 sq ft heated space, with a 2-car garage. No mobile, manufactured, or modular homes. Construction must start within 2 years of lot purchase and finish within 6 months.
- Flags & political signs: Up to 3 flags allowed (U.S., state, military, or seasonal garden flags), max 4x6 feet. Political signs allowed 45 days before an election and up to 7 days after, max 3 signs, each no larger than 24x24 inches.
