Brickstone Estates is a single-family home subdivision in Wilmington, NC. These restrictive covenants run with the land and bind all current and future lot owners, promoting a uniform residential character.
- Permitted use & structures: Lots are for residential use only. Only one detached single-family dwelling (max two stories) and a private garage (max one story, no living quarters) are allowed. No temporary structures, trailers, mobile homes, tents, shacks, garage apartments, barns, or other outbuildings may be used as living quarters.
- Minimum dwelling size: Dwellings must have at least 1,200 sq ft of living area (measured from outer walls, excluding garages, carports, porches, stoops). If a connected garage or carport is included, the minimum is 1,000 sq ft.
- Setbacks & building lines: Buildings must be at least 25 ft from the front street line and 5 ft from any side lot line. Eave overhangs up to 3 ft and uncovered stoops/steps within setbacks are allowed. The developer may adjust setbacks up to 10% with owner consent.
- Architectural review: Plans for all dwellings or structures must be approved by W. H. Grathwol and B. L. Fowler (or their successors). If no response is given within 20 days of submission, plans are deemed approved as long as the structure is in general conformity with others in the subdivision.
- Pets & livestock: No hogs, cattle, sheep, goats, horses, poultry, or other livestock. Dogs, cats, or other household pets are allowed if not kept for commercial purposes and not a nuisance to neighbors.
