It binds all lot owners to rules about land use, construction, and maintenance, and establishes a homeowners association to manage the private street and common areas.
- Land use & building type: All lots are for single-family residential use only. No commercial activity, duplexes, apartments, mobile homes, or temporary residences are allowed. Each lot may have one detached single-family dwelling (max 2.5 stories) plus accessory buildings (no garage apartments).
- Minimum house size: Every dwelling must have at least 1,400 square feet of interior living area.
- Setbacks & location: Homes must be at least 40 feet from the front property line and no closer than 10% of the lot's width from side property lines. Garages or carports must have entrances facing the side or rear.
- Architectural review: All building designs must be approved by the developer (or its designee) to ensure harmony with existing structures. If no response within 20 days, approval is not required.
- Landscaping & tree removal: No trees over 3 inches in diameter (measured 1 foot above ground) may be removed without prior written approval. This restriction expires 20 years from the recording date (June 1986).
- Vehicles & parking: No boats, campers, or similar vehicles may remain on any lot without association consent. Inoperable or unregistered vehicles are prohibited and may be towed at owner expense.
- Nuisance & maintenance: No noxious or offensive activities are allowed. Owners must keep lots clean and well-maintained to avoid decreasing neighborhood beauty.
- Private street & assessments: The private street is maintained by the developer until June 1, 1988, then by the homeowners association through assessments. The association may also enforce covenants and collect dues.
