- What you own & maintain: You own your unit's interior (walls, floors, ceilings) and are responsible for maintenance and repair within your unit, including HVAC equipment, appliances, and interior surfaces. The association maintains the common elements (building exterior, common areas) and carries master insurance.
- Use restrictions: Units may be used for retail or commercial purposes only. No immoral, improper, offensive, or unlawful use is allowed. No structure or personal property may be placed on balconies or common elements without association consent. Owners must not create nuisances or interfere with other owners' peaceful possession.
- Alterations & signage: Structural modifications, exterior changes (including painting, wiring, antennas), and any alteration to common elements require prior written association consent. - Reconstruction after casualty: Damaged property must be repaired promptly unless the condominium is terminated, repair is illegal, or 80% of unit owners (including 100% of affected owners) vote not to rebuild. Excess insurance proceeds are distributed to owners proportionally.
