Tides, Phase I is a six-unit condominium building in Carolina Beach, NC. You own your unit and an undivided share of the common elements; the association maintains the building and common areas. This declaration governs all owners, tenants, and occupants.
- What you own & maintain: You own the interior finished surfaces of your unit (walls, floors, ceilings) and interior partitions. The association owns and maintains all common elements, including stairwells, entranceways, landings, parking areas, and utility lines serving more than one unit. Balconies, decks, and patios are for the exclusive use of the adjacent unit but remain common elements.
- Leasing & rentals: The declaration does not set a minimum lease term or restrict the number of rentals. However, all occupants must comply with the declaration, bylaws, and rules. The developer may rent unsold units on any basis.
- Pets: Unit owners may keep pets as long as they do not constitute a nuisance or unreasonably interfere with other owners' quiet enjoyment. There is no stated limit on number or type.
- Occupancy & use: Units may be used only as private dwellings. Owners must not cause nuisances, unreasonable noise, odors, or anything that increases insurance rates. All occupants (tenants, guests, etc.) are subject to the governing documents.
