- What you own & maintain: You own your lot and the dwelling on it. The HOA owns and maintains the common elements (e.g., streets, the boating facility) and may also maintain limited common elements like boat slips. Owners must maintain their lots and structures.
- Architectural review: All exterior construction, additions, painting, or alterations require prior written approval from the Declarant (developer) or later the HOA's Architectural Control Committee. Approval may be based on aesthetic grounds. If no decision within 30 days, approval is deemed given.
- Minimum dwelling size: Dwellings on Lots A, B, C must have at least 2,000 sq. ft. of heated area; all other lots require at least 1,750 sq. ft. The committee may allow as low as 1,450 sq. ft. if it won't hurt property values.
- Use restrictions: Lots are for single-family residential use only. No noxious activities, temporary structures as residences, or clotheslines. Off-street parking for at least 2 cars must be provided. Boats, campers, trailers, and inoperable vehicles cannot be stored on lots or streets without HOA consent.
- Boat slips: There are 21 boat slips as limited common elements. Only holders of Boat Slip Certificates may use them and must pay assessments specifically for their maintenance. A separate bank account is kept for those funds.
