- What you own & maintain: You own your lot and the home on it, and are responsible for exterior maintenance, landscaping, and repairs. The HOA maintains common elements like private streets, the pier/dock facility (if built), and common areas.
- Leasing & rentals: Leases must be for at least six months, cannot be for transient/hotel purposes, and must cover the entire home. A copy of each lease must be provided to the HOA board.
- Pets: Dogs, cats, and other household pets are allowed but not for commercial purposes. Pets must be leashed or confined, and owners must promptly remove waste from common areas and other lots.
- Parking & vehicles: No on-street parking. No trucks over 3/4 ton, boats, trailers, or commercial vehicles may be parked on streets or lots unless stored in an enclosed garage. Off-street parking for at least two vehicles must be provided.
- Architectural review: All exterior construction, alterations, fences, and landscaping must be approved by the Declarant or Architectural Control Committee. Minimum home size is 2,500 sq ft of heated floor space. Roof, siding, and color materials are specified.
- Boat slips & dock: Boat slips may be assigned by the Declarant if the pier/dock is built. Slips cannot be rented separately from the lot except to another lot owner in the subdivision. Boats berthed must not exceed 30 feet in length.
