- Boat slip use & assignment: Each member is assigned a specific boat slip by the Association. Members have exclusive rights to occupy and use their assigned slip, subject to the Declaration, By-Laws, and Board rules. Slips may be exchanged among members.
- Assessments & fees: The Association levies annual assessments and may levy special assessments for capital improvements (approved by 2/3 vote). Assessments are a lien on the membership and bear 18% interest if delinquent. The Board sets due dates and amounts.
- Use restrictions: No commercial use is allowed on the property, common areas, or boat slips. Obnoxious or offensive activities are prohibited. The Board may adopt and enforce reasonable rules and regulations.
- Architectural control: No structures (buildings, fences, signs, etc.) may be erected or altered on common areas without written approval from the Board or an architectural committee. Only one dock box per slip is allowed, subject to Board approval.
- Maintenance & insurance: The Association maintains the common areas, boat slips, and any floating docks. It carries property and liability insurance on the common property. Members may insure their personal property separately.
- Enforcement & duration: The Association or any member may enforce the covenants. The declaration runs for 25 years from recording (2006), with automatic 10-year extensions. Amendments require a 2/3 vote of all members.
