What Wildwood Village's governing documents say
Wildwood Village is a single-family home subdivision in Bolivia, NC. These restrictive covenants apply to all lot owners in Phase Two and cover construction standards, property use, and maintenance obligations. No homeowners association currently exists, but lot owners may form one in the future.
- Construction & design standards: Homes must be single-family, site-built or modular stick-built, with at least 1,300 sq ft of heated floor space (1,000 sq ft on first story for two-story homes). Plans require Grantor approval before construction, and homes must be completed within 12 months of permit. Exterior finishes cannot be bare concrete or cinder block; they must be stuccoed, bricked, or faced. Storage buildings are allowed in the rear, max 16' x 20', with exterior matching the home.
- Pets & animals: No livestock or fowl allowed. Up to two dogs or two cats per lot. No outside kennels; pets must be restrained. Grantor may limit or prohibit animals upon complaint of another lot owner.
- Parking & vehicles: Adequate off-street parking must be provided. No overnight parking of travel trailers, mobile homes, campers, buses, trucks, boats, or trailers on streets. No stripped or junk vehicles on lots.
- Landscaping & property maintenance: Lots must be kept clean and sanitary. Sod must be installed in the front yard from pavement to front corners before occupancy. At least 15 plants, shrubs, or trees must be planted before occupancy. Clothes lines, swimming pools, hot tubs, and antennas must be in the rear of the home (antennas no more than 10' above roof peak). On corner lots, these must be 25' from side street.
- Stormwater & impervious surfaces: No more than 3,700 sq ft of any lot may be covered by structures or impervious materials (asphalt, gravel, concrete, brick, stone, slate, etc., but not wood decking or pool water surface). Swales may not be filled or altered except for driveway crossings. Excess built-up area requires state permit modification.
- Fences: Approved fence types: chain link (with metal poles), split rail wood or vinyl, and brick or vinyl. Location: chain link allowed anywhere inside rear corners of home, straight out to side lot lines and to rear of lot; split rail and brick/vinyl allowed on rear, sides, and front. Max height 6 ft. Corner lots must keep chain link 15 ft from side street.
- Future homeowners association: No HOA currently exists. If 85% of lot owners vote to form one, all owners automatically become members with full voting rights. The HOA may impose annual assessments for maintaining subdivision entrance and streets.
