It adds 36 lots (Phase 2) to the existing Sea Trail Plantation Master Declaration and is primarily a stormwater compliance document. - Stormwater & built-upon area limits: Each lot has a maximum built-upon area (BUA) limit, ranging from 3,090 to 5,517 square feet per lot (see Attachment B for exact lot-by-lot limits). You cannot increase BUA without state approval. Runoff must drain into the permitted off-site stormwater system.
- Vegetated buffers & setbacks: A 50-foot vegetated buffer must be maintained adjacent to all surface waters. No new built-upon area is allowed in the buffer except as shown on approved plans. Setbacks: 25 ft front, 5 ft side, 25 ft rear, 12 ft on street side.
- Architectural review: All lots are subject to the Sea Trail Architectural Standards and any Byrd Watch Architectural Standards adopted by the Master Association's Architectural Standards Committee.
- What this document doesn't cover: This supplemental declaration does not contain typical HOA rules about pets, leasing, parking, noise, or use of common amenities. Those would be in the Master Declaration (not provided here). It also does not set any age restrictions or affordability requirements.
