- What you own & maintain: You own your lot and dwelling unit; you are responsible for exterior maintenance of your dwelling. The association maintains the common areas (e.g., roads, stormwater systems) and carries hazard and liability insurance on them.
- Leasing & rentals: Leases must be for at least 90 consecutive days; subleasing is prohibited. Owners must notify the association in writing and provide a copy of the lease agreement.
- Pets: Only domestic dogs and cats are allowed, with a maximum of five per household. Exotic pets, reptiles, and farm animals (chickens, goats, pigs, horses) are prohibited.
- Parking & vehicles: Only passenger automobiles may be parked in designated areas. Boats, campers, RVs, jet skis, and trailers are not allowed.
- Architectural review: All exterior construction, alterations, or tree removal require prior written approval from the Architectural Control Committee (under the master declaration). One-story dwellings must have at least 1,600 sq ft of heated/cooled area; two-story dwellings must have at least 1,800 sq ft.
- Assessments & fees: Each lot owner must pay annual assessments and may be subject to special assessments. Assessments are a lien on the lot and a personal obligation of the owner. The association also pays assessments to the master association.
- Stormwater management: Each lot has a maximum built-upon area of 4,000 sq ft. A 50-foot vegetated buffer must be maintained between impervious areas and surface waters. Drainage must flow into the permitted stormwater system.
- Duration & amendment: The covenants run for 30 years from recording (2022), then auto-renew for successive 10-year periods. Amendments require approval of 60% of lot owners and notice to all owners and first mortgagees.
