- Minimum home size: New homes must meet minimum enclosed dwelling area: 1,300 sq. ft. for one-story, 1,500 sq. ft. for two-story (with at least 1,100 sq. ft. on main level), 1,500 sq. ft. for 1.5-story (at least 1,100 sq. ft. on main level), and 1,500 sq. ft. for split-level (at least 1,100 sq. ft. on main and upper level). - Leasing & rentals: Leases must be for at least 12 consecutive months. Daily, weekly, seasonal, and rental pool arrangements are prohibited. No subleases or renting individual rooms. - Residential use & home businesses: Lots are for single-family residential use only. No commercial in-home businesses are allowed if they change the community's character.
- Parking & vehicles: Each lot must provide off-street parking for two cars. No house trailers, mobile homes, or modular units are permitted. Camping trailers must be parked behind the dwelling and kept inconspicuous.
- Architectural review: All new construction must be approved by the Phase II Board of Directors before work begins. Driveways and parking areas must be paved. Garages must have three solid walls and a door covering the open side.
- Assessments: Lot owners must pay annual and special assessments to the association. Delinquent assessments become a lien on the property and are the personal obligation of the owner at the time the assessment fell due.
