Little Beach Landing is a planned community of single-family detached homes in Bolivia, NC, governed by a homeowners association (HOA). This document is the full set of covenants, conditions, and restrictions (CC&Rs) that apply to all lot owners, their tenants, and guests.
- What you own & maintain: You own your lot and the home on it. The association owns and maintains the common areas (including recreational facilities, conservation areas, stormwater systems, canal bulkheads for certain lots, and a pressure sewer system for lots 46–53). You must maintain any common area easement on your lot; if you don't, the association can do it and charge you.
- Assessments & fees: Annual assessments are levied per lot. The maximum annual assessment was $100 per Class A lot until 2014, then can increase up to 10% per year unless members vote for more.
