- Minimum home size: For lots 6-24 in Harbor Cove at Compass Pointe, Phase 3, the minimum heated square footage is 1,700 sq. ft. for a one-story home and 2,000 sq. ft. for a two-story home.
- Maximum built-up area (stormwater): The maximum built-up area (impervious surfaces like buildings, driveways, patios) per lot is 6,000 sq. ft. This includes areas within the lot and the portion of the right-of-way between the front lot line and the edge of the pavement.
- Stormwater & buffer requirements: A 50-foot-wide vegetative buffer must be maintained adjacent to all surface waters. All runoff from built-up areas must drain into the permitted stormwater system. These covenants are enforceable by the State of North Carolina and cannot be altered without state consent.
