Colbert Place is a standard single-family home subdivision in Bolivia, NC, governed by a homeowners' association (HOA). The rules apply to all lot owners, residents, and guests, and are enforced by the Colbert Place Homeowners Association, Inc.
- Residential use only: Lots may be used only for residential purposes. No business, trade, or commercial activity may be conducted on a lot, though home-based businesses are allowed if not detectable from outside and without regular client visits.
- Minimum home size: Each residence must have at least 1,350 square feet of heated floor space, excluding porches, garages, and storage areas.
- Architectural review: All exterior construction, alterations, fences, landscaping changes, and other improvements require prior written approval from the Architectural Review Committee. Plans must be submitted showing design, materials, colors, and site layout.
- Pets: Only a limited number of domestic household pets are allowed (limit set by the Board). Pets must be leashed off the owner's lot, and droppings must be removed immediately. Excessive barking may require a bark-control collar.
- Parking & vehicles: Each lot must have a paved driveway and off-street parking for at least two cars. No inoperable vehicles, boats, trailers, RVs, or vehicles larger than 3/4 ton may be parked or stored on the property unless inside a garage or not visible from the street.
- Leasing & rentals: Leases must include a provision that tenants are bound by the Declaration, By-Laws, and Rules. No specific minimum lease term is stated in this document.
