This is a supplemental declaration for a single-family lot (Lot 1, Phase II, Section 1A) within the Ocean Ridge Plantation master-planned community in Bolivia, NC. It adds the lot to the master association and imposes additional rules beyond the master declaration, primarily regarding stormwater management, easements, and minimum home size. The rules bind all current and future owners of this lot.
- Minimum home size & architectural review: The residential structure must have at least 2,200 square feet of heated area (excluding garage). Before construction, the owner must comply with the master declaration's architectural review process.
- Stormwater & built-upon area limits: Maximum built-up area per lot is 12,000 square feet (includes structures, pavement, gravel, etc., but not raised wood decking or pool water surface). A 30-foot vegetated buffer must be maintained between impervious areas and surface waters. Roof drains must terminate at least 30 feet from the mean high water mark. Filling or piping of vegetative conveyances is prohibited except for average driveway crossings.
- Easements & shared access: The lot is subject to several easements: a 10-foot shared driveway easement along the common line with adjacent Lot 2 (totaling 20 feet wide) for vehicular/pedestrian access; a private easement (Private Easement 1A); a 25-foot golf cart path easement; a multi-use path easement along Dartmoor Way; and an easement for the golf course operator to maintain irrigation lines on the lot (outside the building envelope). Owners must not interfere with the cart path.
- Waterfront & utility easements: A 15-foot waterfront easement from the mean high water line (or top of bank) is reserved for maintenance of ponds, lakes, streams, or wetlands. A lot line easement extends 5 feet from side lot lines, 10 feet from rear, and 25 feet from front for utilities and drainage.
