Westport Subdivision is a single-family home community in Wrightsville Beach, NC, governed by a homeowners' association (HOA). Each lot is for single-family residential use only, and owners are automatically members of the Westport Property Owner's Association, which maintains common areas, roads, canals, and docks.
- Residential use only: All lots are for single-family residential purposes only. No temporary structures, trailers, tents, or barns are allowed. Guest quarters may be permitted with Association approval.
- Architectural review: All building plans, exterior colors, landscaping, and grading must be approved in writing by the Association (or its Architectural Review Committee) before construction or alteration. The Association has sole discretion to approve or deny plans.
- Minimum & maximum home size: Main dwellings must have at least 1,800 square feet and no more than 4,000 square feet of heated floor space (excluding garage, covered walks, and porches), unless otherwise approved by the Association.
- Parking & driveways: Each lot must provide off-street parking for at least three automobiles. Only one driveway per lot is allowed, not exceeding 16 feet in width. All parking areas and driveways must be paved and screened from view as approved by the Association.
- Landscaping & native growth: No trees, bushes, or other vegetation may be removed, planted, or installed without prior written approval from the Association, based on a submitted landscaping plan.
- Assessments & fees: The Association can levy annual and special assessments on lot owners and boat slip owners. Annual assessments are due January 1 (or in installments as determined by the Association). Unpaid assessments become a lien on the property and accrue interest at 1.5% per month.
- Boat slips: Each lot is appurtenant to one boat slip (numbered correspondingly). Excess boat slips (numbers 12–15) may be sold to non-lot owners. Boat slip owners have easements for access but no right to use other subdivision amenities.
- Construction timeline: Once construction of a residence begins, it must be completed within eight months, unless delayed by strikes, fires, national emergencies, or natural calamities.
