What Wrightsville Dunes's governing documents say
Wrightsville Dunes is a condominium community on Wrightsville Beach, NC. This document is a supplemental declaration that adds Phase II (Buildings C and D, 26 units) to the existing Phase I condominium. It binds unit owners and defines their ownership of individual units and shared common elements.
- What you own & maintain: You own your unit's interior (walls, ceilings, floors) and an undivided percentage interest in the common elements (land, amenities, building exteriors). The association maintains common elements and exterior surfaces; you must maintain your unit's interior and cannot alter exterior or common elements without written approval.
- Common amenities & limited common areas: Common facilities include swimming pools, tennis courts, and a clubhouse. Stairways and decks serving each building are limited common areas for the exclusive use of the units they serve.
- Assessments & fees: Common expenses are assessed per unit based on the percentage of ownership (listed in Exhibit B). Unpaid assessments accrue interest at up to 1.5% per month and become a lien on the unit. New buyers from the declarant pay an initial assessment equal to twice the monthly assessment.
- Leasing & rentals: The document does not specify lease term minimums or rental restrictions; those may be in the incorporated Declaration or association rules.
- Pets: The document does not address pet limits; those may be in the incorporated Declaration or association rules.
- What this document doesn't cover: This is a supplemental declaration adding Phase II; it incorporates by reference many articles from the original Declaration (Articles 6–11 and 14–23). Specific rules on leasing, pets, age restrictions, architectural review, and parking are not included here and may be found in the original Declaration, bylaws, or association rules.
