Wendover North is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Restrictions that runs with the land. These rules apply to all lot owners and residents in Phase 1, ensuring the neighborhood remains attractive and residential.
- Residential use only: All lots are for single-family residential purposes only. No house trailers, mobile homes, tents, or temporary structures may be used as residences.
- Minimum home size: New homes must have at least 1,750 square feet of heated floor space with an attached garage, or 1,800 square feet without a garage (excluding porches, steps, walks, carports, and storage areas). The developer may approve homes up to 10% smaller.
- Exterior materials: Exteriors must be conventional frame, brick, clay brick, stucco, vinyl, or approved composition siding. Concrete block, concrete brick, asbestos siding, aluminum siding, cinder block, and tar paper are prohibited.
- Setbacks & site approval: No specific setback lines are set, but the developer must approve the location of any house or structure. Minimum distances from front and side lot lines are set by county ordinances.
- Fences & hedges: Fences and hedges over 4 feet tall require developer approval. No fence may be placed nearer the front lot line than the rear corners of the house. Chain link fences are prohibited along street lines on corner lots unless the developer permits them in writing.
- Vehicles & parking: Off-street parking for at least 2 cars must be provided, with driveways and parking areas made of concrete, brick, asphalt, or landscape paving blocks. Boats, campers, trailers, trucks over 3/4 ton, and similar vehicles may not remain on any lot unless stored out of sight in an enclosed area or with developer permission.
- Pets & nuisances: No domesticated farm animals or fowls are allowed. No noxious or offensive activity may be carried on. Inoperative junk cars and unsightly objects must not be maintained on the property.
- Architectural review: All building plans must be approved by the developer before construction. Roofs must have a minimum pitch of 6/12 unless a variance is obtained. Exposed foundations must be brick, stone, stucco, or treated wood. No lot may be clear-cut without developer consent.
