- What you own & maintain: You own the interior surfaces of your unit (including porches and patios) and must maintain all fixtures, equipment, windows, and doors inside. The association maintains the common elements (land, foundations, exterior walls, roof, parking area, walkways, stairs) and carries master insurance on the building.
- Use restrictions: Units may only be used as private single-family residences. No signs, awnings, or antennas may be displayed without board approval. No obnoxious or offensive activity is allowed. No boats, trailers, or inoperable vehicles may be stored in common areas.
