Valley Hills Subdivision is a standard single-family home HOA in Wilmington, NC. These restrictive covenants run with the land and bind all current and future lot owners. The rules promote a uniform residential character with minimum home size, setback requirements, and use restrictions.
- What you own & maintain: You own your lot and must maintain all buildings and structures in suitable repair. If a dwelling is destroyed by fire or casualty, you must clear debris within 90 days.
- Architectural review: Plans for all dwellings and structures must be approved by Pine Valley Development Company (or its successors). If no response is received within 20 days of submission, plans are deemed approved as long as they are in general conformity with other dwellings.
- Building & setback requirements: Only one detached single-family dwelling (max 2 stories) and a private garage (max 1 story, 3 cars) are allowed. Minimum dwelling size is 2,000 square feet (excluding porches, garages, carports). Front setback is at least 60 feet; side street setback is at least 15 feet. Dwellings must front on Rolling Hills Cove; garages may not front on Rolling Hills Cove.
- Use restrictions: Lots are for residential use only. No commercial trade, noxious activity, or nuisance is allowed. Temporary structures, trailers, mobile homes, tents, shacks, garage apartments, barns, or outbuildings may not be used as residences.
- Pets & livestock: No hogs, cattle, sheep, goats, horses, poultry, or other livestock are allowed. Dogs, cats, or other household pets are permitted if not kept for commercial purposes and not a nuisance.
- Vehicles & parking: Unsightly, inoperative junk cars and similar eyesores cannot be maintained on any lot or street. No fence or obstruction may extend nearer the street than the front setback line of the main dwelling.
- Leasing & rentals: The document does not address leasing or rental restrictions.
