Treasure Cove is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Restrictions that runs with the land. These rules apply to all lot owners and are designed to maintain the residential character and attractiveness of the neighborhood.
- Residential use only: All lots are restricted to single-family residential use only. No commercial or industrial activities are allowed.
- Minimum home size: No residence smaller than 1,000 square feet (measured by exterior brick work, excluding porches, garages, carports, steps, walks, and storage areas) may be built.
- Exterior materials: Exteriors must be conventional frame or clay brick. Concrete block, concrete brick, asbestos siding, cinder block, and composition tar paper are prohibited.
- Setbacks: Buildings must meet the minimum front and side setback requirements of the New Hanover Subdivision Ordinance. Owners of adjacent lots may combine them for one residence, in which case the interior boundary is not considered a side lot line.
- Prohibited structures: No house trailers, mobile homes, tents, shacks, temporary structures, or manufactured/prefabricated homes may be placed on any lot or used as a residence.
- Signs: No signs or billboards are allowed except for private name plates, identification signs, and 'For Rent' or 'For Sale' signs.
- Water and sewage: All water must come from the community water system unless approved otherwise. An 8-foot radius easement around each water meter is reserved for maintenance. Sewage disposal must comply with state health regulations.
- Nuisance and maintenance: No noxious or offensive activities, domesticated farm animals, or fowls are permitted. Yards must be maintained, and inoperative junk cars or eyesores are not allowed.
