- Building & structure rules: Only one detached single-family dwelling (or mobile home) per lot, max two stories, with a private garage for up to two cars. - Animals: No farm or wild animals. Domesticated animals are allowed only if owned by the vendor for personal, non-commercial enjoyment.
- Property maintenance & liens: If a lot becomes unsightly or hazardous, the vendor may enter to clean up and charge the owner, with a lien on the lot for costs plus attorney's fees.
- Nuisance & parking: No noxious or offensive activities. No storage of trade materials, inventories, trucks, tractors, or inoperable vehicles on the premises.
- Signs: No signs or billboards except private name plates, resident identification signs, and 'for rent' or 'for sale' signs.
