The Edgewater Condominium at Wrightsville Beach is a three-story condominium community in Wilmington, NC – you own your individual unit and share ownership of common elements, which the association maintains and insures. The declaration binds unit owners and their tenants, and it is governed by North Carolina’s Condominium Act.
- What you own & maintain: You own the enclosed space of your unit including interior surfaces, non-load bearing walls, windows, exterior doors and frames, and dedicated HVAC equipment. The association is responsible for common elements: foundations, exterior walls, roofs, hallways, stairs, parking, swimming pool, docks, and utility infrastructure serving multiple units. Limited common elements like adjacent decks/porches and assigned storage are for your sole use but maintained by the association.
- Use restrictions: Units are for single-family residential use only (including rentals). No immoral, offensive, or nuisance uses are allowed. Structural modifications or exterior changes require the Board’s written consent. Cooking with grills is prohibited on stairways, porches, or decks.
- Leasing & rentals: Rental of individual units is permitted. No lease minimum term is specified in this document. Guests and tenants must comply with all declaration, bylaws, and rules.
