Oceanic is a single-family townhome community in Wilmington, NC, governed by a homeowners' association (HOA). The declaration establishes rules for all lot owners, covering assessments, architectural control, party walls, exterior maintenance, and use restrictions.
- What you own & maintain: You own your lot and townhouse. The association provides exterior maintenance (roofs, gutters, exterior surfaces, trees, shrubs, grass, walks) but not glass surfaces. If damage is caused by you or your guests, the cost is added to your assessment.
- Assessments & fees: Annual assessments start at $288 per lot (1973), can increase up to 5% per year without a vote, or more with a 2/3 vote of each membership class. - Common area & amenities: Owners have an easement to use the common area, but the association may charge fees for recreational facilities. Use can be suspended for unpaid assessments or rule violations (up to 60 days). The common area may be dedicated to a public agency with a 2/3 vote.
