Surfwatch Condominiums is an 8-unit condominium community in Wilmington, NC — you own your individual unit and share ownership of the building's common elements, which the association maintains and insures, funded by per-unit assessments.
- What you own & maintain: You own the interior of your unit (walls, floors, ceilings) and are responsible for maintenance and repair of all interior surfaces, appliances, HVAC, and fixtures. The association maintains and repairs all common property, including structural elements, utilities, and limited common areas like patios and storage rooms.
- Leasing & rentals: Leases must be in writing, for a term of at least 30 days, and cover the entire unit (no partial rentals). Each lease must state it is subject to the declaration, and any violation by the tenant is a lease default.
- Pets: No pets are allowed in any unit or on the common property.
- Use restrictions & quiet enjoyment: Units are for residential use only. No immoral, offensive, or unlawful activities; no nuisances or unreasonable noise that interferes with other owners.
