Summer Hill Trace is a standard single-family home HOA in Wilmington, NC. This document is the full declaration of covenants, conditions, and restrictions (CC&Rs) that apply to all lot owners, residents, and their guests. It describes what you can and cannot do with your property, the association's role, and your obligations as an owner.
- Lot use & construction: Lots are for residential use only. No mobile homes, modular homes, or manufactured housing. Houses must have at least 1,000 heated square feet, be built on a concrete slab or crawl space, and comply with ARC guidelines. A $2,000 construction deposit is required for rubbish disposal and road repair.
- Architectural review: All building designs, exterior colors, landscaping plans, fences, satellite dishes, and fuel tanks must be approved by the Architectural Control Committee (ARC). The ARC has 30 days to approve or disapprove plans; if no response, approval is not required but the design must harmonize with existing structures.
- Maintenance & nuisances: Owners must keep their lot neat and tidy, mow grass under 8 inches, remove tree limbs up to 6 feet, and clear debris. No statues, yard decorations, or artificial wildlife. No noxious trades or nuisances. The HOA may clean up and charge the owner plus 15% service fee.
- Parking & vehicles: Vehicles must be parked in driveways, not on lawns or common areas. No overnight parking on streets. No inoperable vehicles, tractor-trailers, or vehicles without current registration/inspection/insurance. Vehicle repairs must be completed in one day; no jacks or stands overnight. Boats, RVs, and trailers must be stored in an enclosed garage, except up to 7 days after a natural disaster.

Owners must clean up waste. The HOA can require removal of a pet that violates rules, and may ban specific breeds by rule.
