Each owner owns a lot and a townhome unit (attached via party walls) and automatically becomes a member of the Seaview Townhome Owners Association, which maintains common areas and provides exterior maintenance and insurance for the units.
- What you own & maintain: You own your lot and townhome unit. The association handles scheduled exterior maintenance (repainting, roof replacement, gutters) and carries master property insurance on the buildings. You are responsible for interior maintenance, exterior doors, windows, porches, HVAC, and any damage caused by your negligence.
- Assessments & fees: All lot owners (except the developer) pay annual assessments and may be subject to special assessments for capital improvements (requires 2/3 vote) and insurance. New owners pay a working capital assessment equal to two months' assessments. Unpaid assessments accrue 18% annual interest and become a lien on the lot.
- Leasing & rentals: No single rooms may be rented. The document does not specify a minimum lease term or other rental restrictions beyond the residential-use requirement.
