Pine Ridge Subdivision is a standard single-family HOA in Wilmington, NC, with nine residential lots. The rules bind all lot owners and are enforced by the Pine Ridge HOA, Inc. The developer retains control until the earlier of selling all lots, January 1, 2030, or voluntary termination.
- Architectural review: All exterior improvements require approval from the Architectural Control Committee (the developer during the Declarant Control Period, then a committee of lot owners). Minimum heated square footage is required, and plans must include plot plans, materials, and specifications. No changes to approved plans without written approval.
- Leasing & rentals: No dwelling may be leased for less than six months. A lot can only be leased if a dwelling on it is leased for the same term and by the same parties.
- Pets & animals: Only non-violent domestic dogs and cats or other household pets are allowed, not for commercial purposes. No dogs may run free or be housed outside. Barking must be controlled. No livestock or poultry.
- Parking & vehicles: Off-street parking for at least two cars must be provided on each lot. No junk or inoperable vehicles are allowed. Recreational vehicles, boats, motor homes, and trucks (except reasonable pickup trucks) must be garaged or screened from view. The association may tow offending vehicles at owner's expense.
- Fencing & structures: Fences require approval; no chain link fences. Clotheslines visible from any right-of-way are prohibited. Accessory buildings must match the main structure in style and materials. No temporary structures used as residences without approval.
- Land use & building type: Lots are for single-family residential use only. No duplexes or multifamily structures. No businesses, trades, or daycare operations. No subdivision of lots without approval.
- Stormwater & impervious surface: Each lot is limited to 3,250 square feet of impervious surface (including structures, asphalt, concrete, etc., but excluding raised open wood decking and pool water surface). This covenant is for stormwater permit compliance and cannot be altered without state approval.
- Assessments & fees: Annual and special assessments are levied per lot, used for maintaining private streets, stormwater facilities, wetlands, and common areas. Unpaid assessments accrue 18% annual interest and become a lien on the property. Special assessments require a 2/3 vote of each membership class.
