- What you own & maintain: You own your lot and townhome. The HOA handles exterior maintenance (roofs, gutters, paint, decks, landscaping) but not glass surfaces or privacy fences. Party walls between units are shared, with repair costs split proportionally.
- Assessments & fees: Annual assessments start at $70 per lot (up to $100 first year) and can increase up to 5% yearly without a vote; larger increases need 2/3 owner approval. Special assessments for capital improvements also require 2/3 vote. A one-time $200 working capital fee is due at closing.
- Leasing & rentals: Leases must be at least six months. Owners may delegate common area use to tenants. Timesharing is prohibited.
- Pets: Dogs, cats, or other household pets are allowed but not for commercial purposes. They must be leashed and not a nuisance.
- Parking & vehicles: All vehicles must be parked in the garage; no double parking in driveways. Boats, campers, RVs, and similar vehicles cannot remain outside permanently without HOA approval. Inoperable or unregistered vehicles may be towed.
- Architectural review: Any exterior changes (paint, doors, shutters, structures, fences) require prior written approval from the HOA or architectural committee. Plans are deemed approved if no response within 30 days.
- Use restrictions: Lots are for residential use only. No yard or garage sales. No temporary structures, outside antennas, or satellite dishes without approval. Trash containers must be stored in the garage except on collection day.
