Junction Court Condominium is a commercial condominium in Wilmington, NC — you own a unit in a two-story building, but units are restricted to non-residential use (general office, professional, institutional). The association maintains the common elements and carries master insurance; assessments are based on unit size.
- Use restrictions: Each unit is restricted to general office and professional use (e.g., medical, dental, legal, banking) and other institutional uses. Residential use is not allowed.
- What you own & maintain: You own the interior of your unit (including HVAC systems serving it exclusively) and must maintain, repair, and replace it at your own expense. The association maintains all common elements and limited common elements (e.g., exterior doors, windows, glass) except where assigned to unit owners.
- Leasing & rentals: All leases must be in writing and comply with the condominium documents. Tenants must recognize the association as landlord for enforcement purposes.
- Signage: Only letter signage of approved size may be affixed to the exterior door (limited common element) or designated exterior portions. No other signs or displays may be placed inside or outside windows. For-sale signs are limited to one 3 ft. x 3 ft. sign inside the front window.
- Alterations & improvements: No structural additions, alterations, or changes to the exterior appearance without prior written board approval. Interior changes that do not impair structural integrity or mechanical systems are allowed. Requests must be answered within 60 days.
- Assessments & fees: Common expenses are assessed based on each unit's percentage interest in common elements (based on heated/cooled floor area). Assessments are due quarterly (or as set by board) and payable by the 10th of the month. Unpaid assessments bear 12% annual interest and become a lien after 30 days. Initial purchasers pay two months' dues as working capital.
- Insurance: The association carries property insurance on the building (replacement cost) and liability insurance (minimum $1 million). Unit owners are responsible for their own HVAC, interior walls, plumbing, electrical, and window glass. Water damage from plumbing failures is the unit owner's responsibility.
- Parking: Parking spaces may be allocated as limited common elements or assigned by rules. The association may establish towing and parking violation rules.
