Hunting Ridge is a single-family home subdivision in Wilmington, NC, governed by restrictive covenants that run with the land. These rules apply to all lot owners and are designed to maintain a high-quality residential neighborhood.
- Residential use only: Lots may be used only for residential purposes. No business, trade, professional office, fraternity house, rooming house, boarding house, antique shop, or gift shop is allowed.
- Single-family detached homes: Only one detached single-family dwelling (max 2.5 stories) and a private garage for up to two cars may be built on a lot. No trailers, tents, shacks, barns, or other outbuildings are permitted.
- Minimum house size: Single-story homes must have at least 1,000 square feet of living area (excluding porches, steps, garages). Multi-story homes must have at least 800 square feet of ground floor area.
- Lot and setback requirements: Homes must be on lots at least 10,000 square feet and 75 feet wide at the setback line. Front setback: 30 feet; side street setback: 20 feet; interior side setback: 10 feet (no side yard required for a garage 100+ feet from the setback line).
- Architectural review: All building plans, specifications, and plot plans must be approved in writing by a three-person architectural committee appointed by the Declarant. Approval is based on conformity and harmony of external design and location. If no decision within 30 days, approval is deemed given.
- Pets and animals: Only house pets are allowed. No other animals or poultry may be kept.
- Parking and vehicles: Each lot owner must provide adequate off-street parking. No trucks or tractors may be stored or regularly parked on the premises. No trade materials or inventories may be stored.
- Nuisance and signs: No noxious or offensive trade or activity is allowed. No signs or billboards may be erected or maintained.
